We offer yearly service and maintenance contracts on your home heating and cooling equipment.
Our price includes Summer and Winter season maintenance and tune ups. Being on a service contract allows us to maintain and catch issues before they become a bigger one costing you more money. Cleaning and maintaining results in a longer life time of your equipment.
Winter Maintenance includes...
- Gas pressure check and adjustments for even burning and even air distribution through out home. This will result in a longer life expectancy on your heat exchanger.
- Pressure switch testing and tube cleaning
- Burner assembly cleaning. (Gas ports often get clogged with debris resulting in a cooler flame heating the heat exchanger)
- Blow motor amp draw and testing
- Condensate pump clean out and treatment
- Drain tube flush
- Exhaust pipe flush and inducer motor test
- Temp draws and heat exchanger inspection. (crack in heat exchanger results in co entering your air stream into your home.
- Vacuum and wipe down of debris
- Clean temperature sensor (when these become dirty the unit can’t regulate the flame temps and gas pressure, often times unit will over heat causing stress on your heat exchanger)
- Clean and check wiring on wall heater unit in bed room
- Check Wiring and voltage draws
Summer Maintenance Includes...
- Cleaning in door A/C coil. (coiler cleaner and water washes)
- Cleaning of out door condenser unit (Coil Cleaner And Water Wash and Coil Brush)
- Cleaning all debris from winter months out of the fan compartment
- Checking voltage readings and capacitors
- Check wire nuts and electrical connections
- Flush drain tubing and treat with a gunk break down tablet
- Check and make sure proper operation
- Level out condenser if needed. (a condenser out of level will result in compressor failure, which results in replacement of existing unit.)
- Check refrigerant pressures, make sure unit isn’t leaking or doesn’t need more refrigerant to keep unit from freezing.

Payments are up front and renew January 1st of each year. Summer maintenance begins in spring April - May, weather permitting, 65 Degrees +, Winter maintenance begins September - October weather permitting.
